Refund guarantee

Council refused your application?

If the Planning Portal rejects your application as invalid, or your council refuses it within 12 months and the decision notice cites something we produced, we refund 100% of what you paid and redeliver or rewrite on the house. Full terms in our Terms & Conditions, clause 6.

What's covered

Our guarantee has three bands. The first two are fully covered by the refund; the third is not, but we'll still help you.

1. Validity — fully covered
The Planning Portal or your council rejects your application as invalid because the documents we provided don't meet submission requirements. Full refund + we redeliver the pack correctly.
2. Substantive — fully covered
The council issues a refusal decision within 12 months of delivery (or the first determination, whichever is later) and the refusal notice cites a specific issue with the letter, report, DAS, Planning Statement, or covering letter we produced. Full refund + we rewrite the application free of charge.
3. Subjective — not covered, free revision instead
Refusals based on design merit, amenity, overlooking, neighbour objections, or conservation officer discretion aren't covered by the refund — no automated tool can guarantee approval on a discretionary call. We'll still revise the affected document free of charge and support your resubmission.

What's excluded

  • Drawings produced by you, your architect, or a third party — we only cover documents we generated.
  • Projects that changed between our assessment and your submission (different dimensions, materials, or position).
  • Inputs that turn out to have been inaccurate — we honour the guarantee against the answers you gave us.

Fill in the form below. We'll read your case, look at the original assessment, and respond within 3 working days. Please attach (or forward separately to refusals@planningpath.co.uk) the council's invalidation or refusal notice in full, plus the verbatim paragraph citing our work. The decision notice is the evidence we assess the claim against.
